Natick Sellers Feel Like They Lost Their Edge. The Sale Prices Say Otherwise.

In the twelve weeks ending August 30, 2026, Natick's median sale-to-list ratio was about 100%, down from roughly 101.5% a year earlier.

Talk to a seller in Natick this summer and you will hear some version of the same complaint: buyers are not fighting for houses the way they used to, offers are coming in flatter, and the days of getting more than the asking price feel like they belong to a different market.

The sale prices tell a more complicated story.

MLS sold data · Twelve weeks ending August 30, 2026

Across the territory, homes sold in the twelve weeks ending August 30, 2026 for a median of $795,000, and buyers paid a median of about 100% of the asking price. That is not a market where sellers are losing. It is a market where the gap between "asking" and "getting" has narrowed just slightly from where it stood a year ago.

Natick is the clearest example. A year ago, sellers there were getting roughly 101.5% of their asking price. This period, that figure is about 100%. It is a real move, and it is one of the few shifts in this territory that shows up clearly against last year's numbers rather than sitting inside normal week-to-week noise.

But look at what a garage is worth in Natick right now, and the "sellers are losing ground" story gets harder to hold onto. Homes there with a garage sold for a median of $1,155,000. Homes without one sold for about $529,900.

So which is it? Both, and that is the point. Sale-to-list ratio measures how sellers do at the negotiating table on any given house. It says nothing about what that house is worth to begin with. Natick sellers are conceding a little more room at the table than they were a year ago. At the same time, the right house in Natick is still commanding a steep premium depending on whether it has a garage.

For a Natick seller, the practical read is this: expect a slightly harder negotiation than last year, not a weak one. A sale-to-list ratio near 100% still means most homes are closing at or very near their asking price. That is not a market giving ground. It is a market that has settled from over asking, no questions, to right at asking, some discussion.

For a buyer in Natick, the number worth carrying into a showing is the garage gap, not the sale-to-list ratio. A property's features are still doing more to set its price than the general mood of the market is doing to soften it.

What is worth watching from here is whether Natick's sale-to-list ratio keeps easing toward the low side, or whether this period turns out to be a settling point rather than the start of a longer slide. One period of data is a data point, not a trend line.
