More homes are on the market in Primary market, but demand is still moving
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 315 homes for sale across Primary market in the three months ending August 31, 2026. That is up 15.4% from a year before. More choice for buyers. More competition for sellers. Price your home right, and demand is still there.
The Real Estate Data Aggregator counted 577 homes sold across Primary market in those three months. That is up 4.2% from the same period in 2025. Inventory rose, and sales still climbed. That is a market where demand is holding.
What rising inventory means for you
Nationally, Realtor.com reported active listings up 6.7% from a year ago as of October 8, 2026. Primary market's 15.4% rise is more than double that pace. Buyers here have more options than they did last year. That means a home that is overpriced will sit longer.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is not a small number. It adds real cost for buyers every month. Still, 464 pending sales in Primary market show that buyers are moving, even at this rate.
The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026. Prices rose 1.3% year over year nationally in the same month. Primary market is not immune to national forces, but local demand here held its own.
How each ZIP code read in the three months ending August 31, 2026
Not every ZIP told the same story. Here is what the Real Estate Data Aggregator found, ZIP by ZIP.
Where prices dipped and where they held
Prices dipped in several ZIPs. The Real Estate Data Aggregator showed the median sale price in 01760 down 4.1% to $911,000. In 01701 it fell 4% to $701,000. In 01702 it dropped 5.5% to $604,500. In 02453 it slipped 7.3% to $834,000. In 01746 it edged down 1.1% to $745,000.
Two ZIPs bucked that trend. The Real Estate Data Aggregator put the median in 02458 up 8.3% to $1,705,000. In 01721 it rose 5.5% to $715,000. Price direction varied a lot by location, even within the same market.
Homes are still selling above list price
Even with more inventory, sellers in most ZIPs got above their asking price. The Real Estate Data Aggregator found the average sale-to-list ratio at 102.2% in 01721, 101.9% in 01746, 101.6% in 01701, 101% in 01702, 100.7% in 02453, and 100.6% in 01760. Only 02458 came in just under list at 99.9%.
In 01721, the Real Estate Data Aggregator counted 61.7% of homes selling above list price. In 01746 it was 57.6%. In 01701 it was 56.6%. Not every home got a bidding war, but well-priced homes still did.
How fast are homes going under contract?
Speed tells you a lot about real demand. The Real Estate Data Aggregator found that in 01702, 59.4% of homes went under contract within two weeks of listing. In 01701 it was 59.3%. In 01721 it was 61%. In 01746 it was 57.5%. In 02453 it was 42.9%. In 01760 it was 49.1%. In 02458 it was 42.3%.
Median days on market stayed tight. The Real Estate Data Aggregator put it at 19 days in 01760, 01701, and 01721. It was 20 days in 01746, 21 days in 01702 and 02453, and 34 days in 02458. Most homes found a buyer in under three weeks.
Supply stayed very low
Even with more homes listed, supply is still tight. The Real Estate Data Aggregator measured months of supply at 1.1 months in 01760, 1.7 months in 01746, 1.9 months in both 01701 and 01721, 1.9 months in 02453, 2 months in both 01702 and 02458. Six months is considered a balanced market. Every ZIP here is well below that.
What about affordability?
CNBC reported on October 6, 2026, that homeowners in Pennsylvania spend about 24% of median income on housing costs today. That is a useful benchmark for thinking about carrying costs in this region.
Freddie Mac put the 15-year fixed rate at 6.73% as of October 8, 2026. For buyers who can shorten the loan term, that is worth knowing alongside the 30-year rate of 7.40%.
- The Real Estate Data Aggregator counted 577 homes sold in Primary market in the three months ending August 31, 2026, up 4.2% from a year ago.
- Inventory rose 15.4%, yet pending sales climbed 2.2% and most homes sold above list price.
- Supply stayed below 2 months in every ZIP.
- Prices dipped in five of seven ZIPs, but two ZIPs saw prices rise.
- Demand held.
- Pricing still matters more than ever.
One more thing worth saying plainly: one street can read very differently from the whole ZIP code. The numbers above are a starting point, not the final word on your home.
